Property Highlights
These productive properties are very accessible and are located just a few minutes west of Scobey. Wildlife found in the area include; whitetail & mule deer, antelope, grouse, huns, pheasants and ducks.
Noxious Weeds: Buyers of property in the state of Montana should be aware that some properties contain noxious weeds. The laws of the State of Montana require owners of property within the state to control, and to the extent possible, eradicate noxious weeds. For information concerning noxious weeds Buyer may contact either the local County extension agent or the Weed Control Board.
Manner of Sale: The tracts will be offered individually.
Mineral Rights: All minerals are reserved, including gravel, oil, gas and coal.
Water Rights: All water rights held will transfer.
Taxes: Taxes will be pro-rated from the day of closing.
Closing costs: Split equally between the Buyer and the Seller.
Title Insurance: Standard owner’s title insurance will be provided by the seller through Montana Abstract Co, 209 Main, Scobey, MT 59263 (406) 487-5961
Terms: Cash. The highest accepted bidder/bidders will be required to enter into a written buy-sell agreement and tender a ten-percent (10%) non-refundable down payment at the conclusion of the auction. Your bid is considered acceptance of the terms of this auction. If you, the Buyer, fail to close, the down payment is non-refundable. If the Sellers fail to close, 100% of the down payment will be returned. At this time there is no known reason that the Seller would not be able to close.
